Our attorneys have the diversity of skills necessary to handle all phases of commercial real estate closings, including permitting, re-zoning, mortgages and financing, as well as all manner of title curative matters, such as opening successions, redeeming tax sales, and obtaining releases of judgments, liens and mortgages.

 

Our attorneys have achieved notable successes in this area, including an acquisition, financing and construction of an $800 million refining facility on the Mississippi River below Baton Rouge beginning in 2014 and continuing through the present, including title review, acquisition and construction contracts, permitting and licensing, financing agreements, review of mortgage and security agreements and issuance of opinions of counsel, as well as an Acquisition of $4.9 million timberlands for established client, including review of purchase agreement, conduct of all due diligence, review and approval of title commitment and curative materials, preparation of closing documents and representation of buyer in out-of-state closing.


Representative Matters

Acquisition, financing and construction of an $800 million refining facility on the Mississippi River below Baton Rouge beginning in 2014 and continuing through the present, including title review, acquisition and construction contracts, permitting and licensing, financing agreements, review of mortgage and security agreements and issuance of opinions of counsel.

 

Acquisition of multiple tracts of land for Illinois Central Railroad Company in connection with expanding existing track north of New Orleans, including title review, title insurance and acquisition deeds. 2012 through 2015.

 

Relocation of Illinois Central Railroad bridge across the Bonnet Carre spillway north of New Orleans, including licensing and permitting with federal, state and local government, acquisition of right of way and surface use agreements, extensive title review and title insurance. 2012 and continuing through the present.

 

Sale of pipeline and related facilities for a petrochemical plant on Mississippi River in the New Orleans vicinity, including title research and curative work, preparation of assignments of pipelines and related right of ways. 2017 and continuing.

 

Acquisition of $1 million warehouse facility in greater New Orleans area as a rental property for well-established local business, including title review and curative work, title insurance, contract preparation and all related closing services. 2017.

 

Acquisition of $2.8 million multi-story parking garage in downtown Shreveport, including title review and curative work, contract preparation and all related closing services. 2016.

 

Multi-million dollar multi-state refinancing of local oil and gas company’s operating line of credit, including negotiation of loan agreements, mortgages and security agreements and issuance of opinion of counsel. 2018.

 

Acquisition of $4.9 million timberlands for an established client, including review of purchase agreement, the conduct of all due diligence, review and approval of title commitment and curative materials, preparation of closing documents and representation of buyer in out-of-state closing. 2018.

 

Multi-million dollar acquisition of multiple tracts of land in Louisiana, Texas, Arkansas and Alabama for established client engaged in the permitting, construction and operation of mitigation banks, including negotiation and drafting of acquisition documents and development agreements, related leases, deeds, mortgages and conservation easements, title review, title insurance and title curative related to successful permitting of the banks with the U.S. Army Corps of Engineers. 2014 to the present.

 

Sale of $1.5 million parcel of land in a newly-developed commercial area of Shreveport, representation of seller in satisfying due diligence requirements, appearances before the Metropolitan Planning Commission and the Caddo Parish Commission, negotiation of closing documents and extensive representation of out-of-state sellers.
